Once the home of a girl and her tortoise — living in a Darwinian haze amongst the cliffs and coves — the Moku of today retains those same down-to-earth origins, but breaks with the traditional premises of what a beach house can be. With an Atlantic-facing hot tub and a little path that leads from the courtyard garden to the sands of Mawgan Porth, this luxury home in Cornwall introduces Japandi sensibilities to the land of salt and stars.
Introduction
A beachfront honeypot — thick with warm light that balances its monochromatic palette — Moku brings a utilitarian barn typology to the Cornish fold. A “healthy building”, designed by sustainable architects Arco2, and built by local craftspeople, it's a medley of timber and steel that centres around passive design principles. Think skylit mezzanines, munchkin snugs, and a nucleal living space where all the world is put to rights over pots of béchamel and bottles of Malbec. And now, it's an award-winning beach house in its own right, taking the top spot in the South West residential RICS Awards 2024.
Inside
The charcoal kitchen might be the protagonist of this upside-down space, but floating fires, samba stairs, and an east-meets-west fusion of rattan and linen round out the contemporary cast. With pats of concrete and teak, Moku is a modern twist on a coastal classic — you won’t find an ounce of shiplap or seashells between the polished copper and fluted oak walls of the house and annexe. Here, it’s all granite ingots for breakfast islands, armchairs that mimic the curve of goats’ horns, and drop lighting inspired by elliptical orbits. It’s an organic offering; what else would you expect of herbologist’s home?
Outside
One hundred metres from the sand, and with a hot tub to tempt in fair weather (or poetic downpours), Moku sits in a portion of Cornwall that has become something of a micro-mecca for musicians and movie stars. And for good reason. With its earned alias “Hollywood-on-Sea,” the village of Mawgan Porth is the North Atlantic’s most humble retort to SoCal. Think surf on tap, beach bothies pouring chai, and shops stocked with the kinds of highbrow victuals you wouldn’t expect to find at the seaside, like Umbrian wine in world-first paper bottles and gourmet caviar potato chips flown from Barcelona.

- PracticalitiesThere is parking for three cars. The main house kitchen has two ovens, a warming drawer, induction hob, fridge-freezer and dishwasher, and walk-in pantry with wine chiller, and a utility room with further dishwasher. An additional laundry room on the ground floor contains a washing machine and tumble dryer. There is a kitchenette in the annexe with fridge, oven, hob, and dishwasher. The house has a storage area for bikes and surfboards, two outdoor showers, and underfloor heating throughout. The reverse-level configuration means entering via the first floor, with the main bedrooms on the ground floor. Please note when booking the smaller group option of up to 8 guests, the main house only will be made available.

Getting there
- On the Map This luxury beach house is located in Mawgan Porth, ideally located for visiting the bays, coves, and port hamlets of North Cornwall.
- By Car Moku is around one-and-a-half hours from Exeter, three hours from Bristol, and five hours from London by car.
- By Train Newquay is fifteen minutes away by car, or thirty minutes by public transport. There are regular trains from London Paddington with a journey time of five-and-a-half hours with GWR. St Columb and Quintrell Downs are both within fifteen minutes.
- By Air Newquay Airport is five minutes away, while Exeter Airport and Bristol Airport are one-and-a-half and three hours away by car respectively.
From the owner
“The original house was named Porta Casa, meaning ´peaceful haven,´ and it was a coastal guest house for many years; we purchased the house and spent many happy years here before deciding to sustainably redevelop.”
Our home was designed by award-winning local architecture firm Arco2, and built by local builders with expertise in sustainable construction. It’s a smart home, but it is still cosy and welcoming, designed with families in mind.
It is constructed from a mix of contemporary and traditional materials, including burnt timber and Cornish stone. The garden was designed by a local award-winning designer, Darren Hawkes, who ensured the house blends into its surroundings with lots of green spaces and a sedum roof on the annexe. One of our favourite things about the outdoor area is that there are lots of different spaces with courtyards, a hot tub, and a garden gate with direct access to the path to the beach.
Moku is a tranquil retreat, offering a perfect blend of seaside and contemporary living. Upon entering, you´ll find a welcoming interior that combines modern design with a touch of coastal charm. The living spaces are thoughtfully designed, creating an atmosphere that is both stylish and comfortable, with large windows that allow natural light to fill the rooms, providing breathtaking views of the Atlantic Ocean.
